Investment Security and Value

At Koda Homes, our investors’ security comes first.

  • When a private loan is made to Koda Homes, that loan is secured by the real estate for which the loan was given. A first or second mortgage is recorded against the property in the name of the lender(s) to secure the investment on behalf of the lender(s). Only the lender(s) can release that lien.
  • Koda Homes offers low LTV (Loan to Value) ratios on its projects. Our standard LTV ratios are under 70% of the ARV (After Repair Value) and as low as 60% to 65%.

Example: If a property is valued at US $100,000 after repairs, our Private Lender(s) should not have to loan more than US $68,000 on the property, with an additional $32,000 in equity above the loan amount accruing to the property after repairs. That is a 68% loan-to-value ratio.
